Great article today on MassLive.com about our real estate market, Coldwell Banker Upton-Massamont REALTORS share the optimism.
 
The median price of single-family homes sold in the Pioneer Valley fell by 10.6 percent in January.

In Hampshire County, sales fell 18.1 percent from 72 to 59 and the median price fell 6.8 percent from $236,000 to $220,000.

In Franklin County, sales fell 25.7 percent from 35 to 26 homes and the median price fell 11.9 percent from $162,000 to $142,750.

The Realtor Association said, "Single-family sales under agreement ROSE 28.4 percent last month from 264 at the end of January 2011 to 339 at the end of last month".

The Massachusetts Association of REALTORS stated,"Confidence in the real estate market has gone up compared to the same time last year according to the January 2012 REALTOR® Market Index".

Yesterday the Massachusetts Association of REALTORS® issued year end results for 2011. For the 5th straight month the REALTOR® Market Index was up over the same time last year. On a month-to-month basis the RMI was up compared to November.

Western Massachusetts real estate sales have risen over the last 5 months, however, MassLive reported yesterday that the Pioneer Valley fell 4% in 2011 according to information released from the REALTOR® Association of Pioneer Valley. To read more . . .

There are steps you can take to figure out if your real estate tax burden is inaccurate; the town's process leaves room for human error.

-5:15pm-  Parade of Lights welcomes Sanya, the Grinch & Max, Clifford, the Snow Princess and many more characters make their way through town.
-6:00pm- Throughout the evening you will see street performers, local vocal and instrumental groups and shops will be open for the start of your holiday shopping.

The Florence Annual Holiday Parade to celebrate the start of the Holiday season is on Saturday, November 26, 2011. Assembly begins at 9:30am at Trinity Row on South Main Street, the parade begins at 10am and will end at 10:45am at the Florence Civic Center on Park Street.

 
The parade will host the Shriner's, Florence Community Band, local groups and musicians followed by Santa.  Family fun event to open your holiday season.

CBUMR Market Watch
Encouraging movement in the real estate market, statistics reveal an increase in the number of sales for single family and condominium homes. Looking at the 3rd quarter for this year compared to last calculate a nice 28.3% increase in Hampshire County and 27.2% increase in Franklin County.
 
Sale prices fluctuate a little as condominium sales in Hampshire County and dropped by 2.43%, however, single family sale prices rose by 8.5%. Franklin County did not fare as well, decreasing 25.3% in condominium sale price and 9.3% in single family sale price.

TOWN OF DEERFIELD SNAP SHOT

The Town of Deerfield is an historic rural suburban center on the primary corridor between Northampton and Greenfield in the Connecticut River Valley along Interstate 91. It was the earliest community settled in Franklin County. Deerfield’s history begins in 1664 with the Mohawk Indians; the town genealogy reads like a story book full of the first settler’s accounts and can be found on their official website.

 

Deerfield is host to Deerfield Academy, the Eaglebrook School and the Bement School. The town is also the site of a major craft fair each year which brings in over 250 selected exhibitors and is considered to be one of the most important craft fairs in the northeast. The town's museum offers 19 exhibit rooms and many concerts throughout the season. Visitors are able to tour 13 of the historic residences in the town. They are also the host of the Yankee Candle Flagship Store.

It will come as no surprise that Western Massachusetts headlines were dominated by the recovery of Hurricane Irene. I have located a couple of blogs that posted some optimistic news on a national level. Realty Times reported, "Real Estate Outlook Affordability Remains High” and Real Estate Today offered a look into the rental market, home affordability and how remodeling homes remains a bright spot.

 

Travelers coming into or through the area this holiday weekend may want to check out Mass. Vacation website, they are sharing alternate routes to get in and around the area.

 

For local residents and businesses, The Hilltown Families Blog created a great post with solid information. The post is filled with links and information about storm recovery, volunteerism, donating to relief funds, travel detours and more.

Today is a sunny, dry day here in Shelburne Falls, Massachusetts. The front door and back windows are open to allow nice, dry air to flow through our offices. Services are restored and it is time to get back to work.

Local Real Estate sales for the last 30 days share the MAR optimism the market could be leveling off. Hampshire county single family sales actually rose in number of sales by 28% with an increase in sale price of 13%.  In Franklin County the actual number of sales increased 21% however the sale price remained virtually the same. I quickly noticed, howver, the days on market have increased substantially in both markets.

Jim & Betsy Tarr have been married for 36 years and live in Hatfield, Massachusetts. They enjoy spending time with their 2 daughters and 3 granddaughters. Jimmy and Betsy also enjoy cooking, gardening and taking walks with their dog, Willow.

 

Jimmy attended the University of Massachusetts earning a degree in Economics and Betsy attended Lesley College earning an Elementary Education degree. After college they found themselves in Oregon working as part of a reforestation cooperative. Later they accepted a position as project manager for a large forestry company in North Carolina. The last 20 years they have owned and operated their own catering company here in the valley.

Community service is important to Jimmy and Betsy volunteering for Habitat for Humanity, Western MA Food Bank and Dakin Animal Shelter. The Tarr's golden retriever, Willow, is a therapy dog and they enjoy going to the Meekins Library in Williamsburg for the "Children Read to Dogs" reading program. 33rd Annual Bridge of Flowers Race

Come and enjoy the races & visit our friendly community...the shops, eateries and scenic sights.  The Nathan Hale 3k Charity Walk, Jog or run begins at 8:15AM and the 10K Classic begins 9AM

 

This year's Block Party, organized by the Gill Montague Regional School Partnership in collaboration with RiverCulture and other community organizations, will take place on August 13th from 2-8 pm on Avenue A between 3rd + 1st Streets. Open to all residents of neighboring towns for no admission.


RiverCulture's Producer's grant and Feast for the Arts Recipient is the "River of Lights" and aims to celebrate the mighty Connecticut River and all who inhabit it.  At 8 pm that night we will process in a river of lights along the bike path to Unity Park, where we will launch three hot-air-style balloons high over the town. There will be a contest for best lantern, with prizes for both Kids and Adults plus popcorn!

Don Mailloux, a life long resident of Erving, Massachusetts, has been serving Franklin and Hampshire county residents for 21 years.
